Warnings

Anyone buying property in a country other than his own should be careful and aware that customs, laws and regulations may be different from those in his own country. The membership of Bulgaria in the European Union is important, but does not exclude frauds perpetrated by individuals or companies, nor lack of information from local government.

Some basic recommendations:

  • Do not pay out any amounts of money without a proper receipt or contract.
  • Do not sign any document in a language you do not command without a translation into a language you understand.
  • Do not pay more than 10% deposit on a purchase of a property, the rest when signing the title deed.
  • Always let a lawyer of your choice check all documents before signing the title deed.
  • Do not sign any agreements with or hand over money to a person only because he is a countryman.
  • Do not sign agreements for construction or repair of a building with persons you do not know.
  • Pay for construction work in accordance with finishing of certain stages, never in a lump sum on beforehand.
